One of the best methods for comparing homes and their ability to be energy efficient is to look at their HERS score, which is a standardized scoring system recognized by the Department of Energy and the Environmental Protection Agency (EPA). What is a HERS rating?

Home Energy Rating System, or simply HERS, is a scoring system set by the Residential Energy Services Network (RESNET) to measure a home’s energy efficiency and determine if it meets ENERGY STAR® guidelines. The lower the HERS Index, the more energy efficient the home. A typical resale home score is a 130, which means that if you’re in the market for a home, this house will be significantly less energy efficient than it should be. A typical new home scores 100, which meets current industry standards, and saves $539 a year compared to a used home, but is not working at its optimal efficiency! The average new Legacy Home score is as low as a 68, which is over 30% more efficient than typical new homes, and saves nearly $1,300 a year compared to an existing home. Not only is that good news from a financial point of view, it’s also good news for the environment as 16% of greenhouse gases generated in the U.S. come from homes.
